Why it stays with you

Sustainability is usually a well-turned line on the first page of a proposal. It has little bearing on what actually happens on the day. Here it runs the other way round: that line is the building under your feet.

It stands on the bay side of Odaiba and opened only in the autumn of 2025. The roof is laid with solar panels, and what they generate over a year is not a token gesture; the water you wash your hands with and the water that feeds the trees is largely rain that has been collected, or water used once and cleaned again; close to half the site has been left unbuilt, so people arrive across open ground instead of squeezing through the gap between one block and the next. It is the first arena-class facility in Japan to be awarded LEED Gold — but what someone walking in feels first is something else: room to breathe.

Inside, the temperament changes. The floor is not fixed: today it is laid out for an assembly of ten thousand, tomorrow it comes apart into aisles between exhibition stands. A vast LED screen hangs at the center, and when the house lights drop, ten thousand faces light up at once. The hospitality level upstairs opens onto terraces; the chef works a few steps from where you stand and the plate reaches you still hot. Push the door and the wind comes in off the bay, with the whole floor below you.

One thing should be said early. This is first of all a team's home, and a stop on the touring circuit. The dates that can be lent out are dates conceded out of their season and out of the concert calendar — so on scheduling, the earlier the conversation starts, the better.

Standing on that terrace at night, the guests will not be thinking of four letters like LEED. They will feel the wind first, and only slowly realize that the sentence their company has been writing for years, the one printed in its documents, is tonight the place they are standing in.

After a large event, people usually remember only the scale of it. This time they will remember one thing more: that the place they were in that day had already finished saying what the company came to say.
